Laurel Powell is an extraordinary realtor who has represented us in 3 different real estate transactions. In 2017 we knew we had found the right broker when Laurel sold our Bainbridge acreage while we were vacationing in Europe. Our physical absence proved irrelevant. She competently handled negotiations and secured a price 10% over asking (rare at the time, especially for raw land). Due to her expertise, the transaction was remarkably easy, despite the 6000+ miles separating us. In 2020, when it was necessary to sell my late mother’s home located in Poulsbo, we immediately contacted Laurel. The pandemic was just underway and new social distancing protocols threatened to stymie our estate sale. Laurel devised a plan that embodied all of the new health protocols yet ensured the listing was also aggressively marketed. It sold in 3 days for well-over asking. Finally, Laurel recently helped us successfully purchase a Bainbridge Island condo. Not an easy feat in today’s super-charged real estate market. I liked her cheerful demeanor and she seems to be neurally plugged into Bainbridge, quite knowledgeable and well-connected; her sense of what places might be coming on the market in the near future was very helpful; I didn't feel compelled to take the first halfway-satisfactory thing that showed up. I bought with the aim of renting out the place for a year or two and she was really great at steering me toward potential tenants; this was after the sale closed so she had no money incentive to do this. Finally, she appears to enjoy her job, which makes her a pleasure to work with.

As she helped me find my home, she listened carefully to what I was looking for and remembered my priorities better than I did. Her knowledge of construction, materials, the quality of finishings, and things like the life-span of a water heater, all proved invaluable as she pointed out aspects of homes that may or may not work for me, expenses I'd be likely to incur down the road, etc. She was also endlessly patient while making sure I understood the process, legalities, deadlines, etc., of putting in an offer. Laurel's connections and positive working relationships with other professionals saved me money from beginning to end, from referring me to a phenomenal mortgage broker to convincing a chimney inspector to come out for a last-minute inspection. Her insistence that I have the septic system inspected saved me thousands of dollars. She knew just who to call every time I needed anything, really. I could go on and on, but overall, Laurel is thorough, empathetic, knowledgable, a skilled negotiator, and protective of her clients. I can't imagine anyone else could have helped me through the home-buying process as compassionately and skillfully as her. ¬

In this sellers market that we went shopping in, we found a real gem that absolutely ticked off all the boxes for us. We really wanted this place. When we decided to hire someone to represent us in the process we had no idea of the challenges we would face. First, we were selling our home and needed the equity to pay for the home we wanted to purchase. This was no small feat. Laurel became our voice and held our hands in both the sale of the house we lived in and the purchase of the house we wanted simultaneously. We became a team as we proceeded through the labyrinth of paperwork and technical hoops we had to navigate. This involved obtaining a bridge loan which we never heard of until Laurel suggested it. Long story short, we would not have been able to buy the home we wanted without Laurel. It gets better. When we put our bid in, it turns out that there was another interested family that wanted the home. It turned out that they made a cash offer... yikes! We countered on the advice of Laurel and long story short. Our offer was accepted. Thanks Laurel. We really, really wanted this home. Then as the process of endless paperwork unfolded, there was an obscure lawsuit against the property which in the words of the bank made the property "unwarrantable". Never even heard of that before but the result was that because of this, the interest rate went up by a .25% which translated to about $17,000 added to the cost of the loan. To our amazement, Laurel stepped up to help us and with the sellers worked out a solution where we did not have to incur the extra costs.by contributing a significant amount of the increased costs. To conclude. If you are looking for a very experienced, knowledgable, dedicated, honest and hard working, (meaning available at all times of the day and night, weekends, holidays, what ever), Laurel, in my opinion, is the best you can do. She was there by our side every step of the way and made a very difficult process, much less stressful and resulted in a truly happy ending. I so recommend her and had no second thoughts at any point and neither will you. She is really great.

First let me say, selling a house in this competitive climate is going to test you in more ways than I was prepared for. We (like everyone) wanted the most money we could squeeze out of the sale with the least work and preparation expenses possible. I am a do it your self kind of guy and felt that realtors were a gigantic rip off. Boy did Laurel change my mind. The bar for what a buyer will want when shopping for a high end house in the million dollar range is getting higher and higher. Buyers will look for any excuse to negotiate down or even pass on a house that isn't show ready and priced right. For us this involved new landscape, painting, staging, repairs, the list was extensive. Laurel was there every step of the way and when we needed a service provider, she made a phone call and the plumber, landscaper, stager etc. just showed up. They were very professional, reasonably priced and most of all available due to their relationship with her. It would have taken me weeks and months to get service providers to my house on my own and I would have had to settle on people who were not busy in the middle of the summer. Meaning, not the best people to work in your house. She basically took most of the worry out of the process by taking it onto herself. When we had questions, regardless of the hour or day, she was immediately responsive. When we needed help, a phone call to Laurel was about all it took in most cases. She got the other brokers out for showings and kept the interest in our house alive until we found a buyer. Her advise on what to do and what not to do maximized the value of the house without spending money needlessly. She listened carefully to our needs and what we wanted. She never forced her opinions or suggestions on us and was always receptive to our suggestions or ideas. She knows what sells a house and what doesn't. We had an idea of how much to sell the house for but we were not sure how much to ask. Laurel did a market analysis which made it possible to hone in on a realistic price which is exactly the offer that we ended up accepting. We feel that we got the most from the house that it could provide. Had I done this on my own as I originally considered, I would have spent money needlessly and missed some important selling improvements and upgrades or spent money needlessly on unimportant things and probably over priced the house which I believe is the most important step in finding a buyer. It took us about 10 days after putting the house on the market to receive a solid offer from the perfect buyer which was exactly what we hoped for. She knew the market and the buyers in the market. When we did get a buyer, she gave us invaluable advice on negotiating the price to get the most from the sale without scaring the buyer off. We originally started with another realtor and had to part ways with him and found Laurel by accident at an open house she was holding. Boy was that a lucky day. Laurel was an invaluable asset in the sale of the house and has permanently changed my mind on realtors and their place in the sale of a house. I have sold and bought about a dozen houses in my life and know a good realtor from the hordes of realtors that want your money and may or may not do the job you pay them for or get the results you need. Laurel gets my highest recommendation. If you are lucky enough to be able to hire her to help you sell your house, you will not regret it. She is professional, respectful, honest, knowledgable, reliable, and hard working.

We discussed what we were interested in and what our plans were (they were quite tentative at that point), and then came over to Bainbridge several times so Laurel could show us different styles of homes and different parts of the island. She also sent us current listings and recently sold properties so we could see what types of homes we could afford. As our preferences and plans solidified, Laurel only took us to properties that met our criteria. I recommend being completely frank with Laurel about your price range; she is the first realtor I’ve had who never showed us a property above our maximum price. When we found a house that met our needs, Laurel was a master at making the deal happen. There were five offers on the house – and we got it because of Laurel. Working with the sellers’ realtor, she found out a few helpful things about an offer that was expected in a very short time frame (several hours). Laurel talked us through the components of the offer, and we decided to go for it. Laurel never pressured us but she was clear on what we needed to do to win it. She had to work very fast to make it happen, and she did it flawlessly. That evening, our offer was accepted. After that, Laurel continued to be helpful, up to and even after we moved in. She’s become a wonderful friend, and I highly, highly recommend her. We wouldn’t be living in our fabulous home without her.

Three and a half years later, the house was purchased during a very hot market, and Laurel encouraged us to offer the list price and include an escalation clause--something we had never heard of. Ours was not the only full price offer, but our escalation clause was not exercised because of another of her suggestions. Laurel explained that a letter introducing us to the sellers and explaining why we liked their home was often instrumental in closing a deal. And she was absolutely correct. A month later, we sold our condo into the same hot market, and Laurel suggested a price that would encourage several offers, and possibly start a bidding war. Her photos, marketing and timing were top notch and we ended up with several offers. We accepted one that was 10% higher than our list price. Throughout all of these transactions, Laurel was a delighfully charming and gracious individual. There were days when we dragged her all over town looking at properties--she always assured us that there was nothing she would rather do. We would recommend Laurel without reservation to anyone needing a realtor.
